Montgomery County Annual 2009-2011 Growth Policy
Montgomery County’s Growth Policy guides the timing of development and the provision of adequate public
services. The growth policy implements a 1973 law, the Adequate Public Facilities Ordinance, which directs
development to areas where public services are in place.

County planners drafting the 2009-2011 Growth Policy are rethinking how we manage growth, looking beyond
basing it just on congestion relief and school capacity. Instead, we will focus on ways to enhance quality of place in
our communities. Our "Growing Smarter" initiative means respecting the natural environment in the design of
buildings, spaces and streets to create great places with better connections
.

Montgomery County Zoning Ordinance Revision
Planning Board staff is reviewing the county zoning code and will be proposing changes to many of the current
zones for commercial, industrial, and residential uses. The existing code is a cumbersome and in many instances
content is no longer relevant to a mature county facing growth and development issues based on reuse and
renovation rather than new site development.

Zoning Ordinance Revision Reports:
The Zoning Rewrite Panel meets on the 3rd Wednesday of the month at Park and Planning Building. Meetings are
open to the public. Future meetings will be: May 20, 2009, June 17, 2009, July 15, 2009, September 16, 2009,

Montgomery County Zoning Fact Sheets (One Sheets)- Currently, the Montgomery County Zoning Code contains
119 zones, each with applicable development standards.A series of one-page fact sheets representing 30 of these
zones as examples of how development looks across the County. Each sheet will reflect development standards,
as applicable in a zone, including:  minimum area, setbacks, height restrictions, open/green area, and parking
requirements.
